City BZA Approves Two Requests
WARSAW — A special exception to allow a home occupation and a variance to allow a second sign, both in residential areas, were unanimously approved by the Warsaw Board of Zoning Monday evening, Sept. 28.
Susan Wihebrink received approval allowing a dog grooming business in her home at 1326 E. Main St., Warsaw. The home is located in an R-2 residential district, which allows home based businesses as a special exception.
Wihebrink stated she will be converting a screened porch into a shop area. She further stated she will be the only employee with the business a semi-retirement investment. She has spoken personally to all the neighbors, some beyond the neighborhood, about her plans and invited them to speak to her about any concerns once the business is up and running. “We are respectful people … quiet … take care of our property …” she said noting she will continue in that same manner.
BZA member Rick Keeven included in his motion to accept the request that the required signage be placed, there only be one employee, the porch be enclosed and this exception was for this owner only.
Bruce Woodward received approval of his request to add a second sign in an R-3 residential area, at his office, 827 S. Union Street. The only stipulation is the signs be at least 50-feet apart in distance.
Tim Dombrosky, assistant city planner, stated the property is larger than normal with approximately 215 feet of frontage and two driveway cuts. The second sign would clear up confusion and provide better direction to drivers.
Woodward stated with the signs would be constructed with brick pillars to match the building with three sign panels per location, better fitting of the building. The signs would conform to the city’s ordinance. It was also noted the same sign has been at that location for over 40 years.
The next meeting will be held at 7 p.m. Monday, Oct. 26.
