Syracuse BZA Approves Polywood’s Variance, Exception

The expansion of Polywood was addressed at the Syracuse Board of Zoning Appeals meeting Thursday night, Jan. 21. The company requested a variance and an exception at the meeting due to its expansion plans. The board approved both cases.
Polywood’s petition for a variance is to allow employee parking and loading and unloading facilities in a front yard and side yard as opposed to a rear yard as required, per a Kosciusko County zoning ordinance.
The property is located on the north side of Brooklyn Street and west of Maple Street.
The requests were remonstrated by some homeowners near the company. Bill and Melissa Bennett said semi truck traffic is a concern.
“The trucks are constant,” she said, adding the lights are a nuisance.
The petition was approved as presented. This is to allow the parking and loading areas as shown on the site plan with the following conditions:
• All the landscaping as shown on the provided plan is installed as required and maintained.
• All deliveries made to the northeast loading docks must be between 8 a.m. and 5 p.m.
• Screening shall be installed from the northern point of the new northern most drive off of Maple Street to within 40 feet of the high bank of Turkey Creek.
• An automated gate must be installed across the northern most drive along Maple Street to provide screening and help to abate the impact of truck traffic. The gate must be automated and may not be consistently left open.
Polywood’s petition for an exception in a residential district is to allow a parking lot.
The property is at 705 W. Brooklyn St. The petition was approved as presented with the provided landscape plan.
Travel Star’s owner Tony Truex’s petition is for a variance to allow a new industrial building to be constructed with the loading and unloading areas in a side yard, where ordinance requires them to be in a rear yard.
The property is located on the south side of US 6 and 401 feet east of Technology Way. The petition was approved at 35 feet from the north right of way; the loading areas were granted as requested.
Kevin and Elizabeth Miller’s petition for a variance is to allow a garage, 3.5 feet from the west right of way and 21 feet from the north right of way. The couple wants to do a second addition, a porch, 12 feet from the water’s edge and 12 feet from the north right of way.
The property is located at 1204 S. Channel 2 Lane. The petition was approved as requested.
Paul and Kathleen Redington’s petition for a variance is to allow an enclosed open porch 2.6 feet from the south property line.
The property is located at 527 E. Lakeview Road. The petition was approved as presented.
Brodie and Ivy Wright’s petition for a variance was approved as requested. The request is to allow a residential addition .9 feet from the south right of way, 14.5 feet from the east right of way, 14.8 feet from the west right of way, and 4.5 feet from the north property line.
The property is located at B921 S. Lake Drive.
Jeffery Wells’ petition for a variance is to allow a commercial addition 5 feet from the south property line. The property is located at 605 S. Huntington St. The petition was approved as requested.
Mark Ober’s petition for a variance to allow a garage 3 feet, 9 inches from a west property line. The property is located at 605 E. Pickwick Drive. The petition was approved as requested.
