Warsaw Plan Commission Approves Replat
WARSAW — During a short meeting held last night, July 9, the Warsaw Plan Commission approved a replat for lot 24 in Lightfoot & Musselmans Addition, Warsaw.
The property, lot 24, currently has two residential structures, located at 626 Ellsworth St. and 514 Lyons St. The proposed replat would split the property into two lots, 24A and 24B, allowing the homes to be sold separately from each other. The replat would create two equal lots of 4,349 square feet, which is less than the 7,200 square foot minimum lot size for an R-2 zoning district.
While the lots do not meet all the development standards for the zoning district, the property has received Board of Zoning Appeals approval for the appropriate variances from developmental standards. The two existing residential structures have adequate easements and have adequate connections to utilities.
“I’d just like to comment that this is in my district and those homes have been there forever,” said Board Member Diane Quance. “They’re like two totally different homes on two different streets. I was surprised that they weren’t divided already.”
Petitioners Robert and Cathy Barth were present at the meeting in support but no public comment was heard.
The commission approved the preliminary replat and suspended the rules to also approve the final replat.
