Housing Development Tippe Downs Under Construction
Phase I of Tippe Downs is underway on approximately 78 acres on CR 300 North, Warsaw. Alan Collins of Collins Leasing, Plymouth, said the residential development will initially have 72 units for senior living.
“There are three products in Phase I,” Collins told StaceyPageOnline.com. “The first is a clubhouse with a pool.” The 7,000-square-foot facility will also have a billiards room, meeting rooms, indoor shuffleboard, a workout center, an activities room with a fireplace and a storm cellar. “This is not subsidized housing, but rather a market rate project. Now that’s not to say someone couldn’t use their housing assistance,” he added.
Tippe Downs is being built by Construction-Management & Design Inc., also of Plymouth. It is the same builder of Briar Ridge apartments and residential housing located further north along North Sheldon Drive, Warsaw. The property is owned by LaPorte Equities LLC.
The second product of Phase I includes a 24 multi-family housing unit known as Garden Court. That will include a combination of one bedroom one bath and two bedroom two bath units with a common area to feature a fireplace, sunroom, garden area and unattached garages.
“Each unit will have its own washer and dryer and will start at $695 a month, which includes utilities and wi-fi,” said Collins. “The rates are very competitive and affordable for senior citizens … and the emphasis of the project is for those 55 and older.” Collins did note that it is possible some of the housing could be opened up for general housing.
The third part of Phase I is being dubbed the 8-plex. These units will consist of one or two bedrooms and baths, one-car attached garages and complete appliance packages. Those units will rent starting at $895 per month and will not include utilities, according to Collins.
Also to be included in Tippe Downs are 24 single-family Craftsman bungalows. Collins called the houses “cute” noting each will have porches, lots of amenities, and will provide a community culture for residents. The bungalows will be available with two or three bedrooms, two baths and two-car attached garages.
Collins explained, “Our business model is to build the largest units for the best price and have the lowest (rent) per square foot.” He noted the units will all have gas forced air and be highly efficient adding, “Our utility costs are typically the lowest in the industry.”
The development is expected to be completed yet this year. Collins added, “If the demand is robust, we’ll start construction on Phase II this fall or in the spring of 2014 and ideally finish in 2014.”
